The Space

Ground floor: entrance hall with plenty of hanging space, leading into lounge, dining room and conservatory all with huge windows offering spectacular views of the river Vilaine, suspension bridge and marina at La Roche Bernard.
There is a large open log fire. The conservatory has a seating area and ping pong table, opening fully onto a lawned garden. There is hanging space for wetsuits and all the sailing kit!
The separate kitchen is compact with stable doors opening onto a large patio for al fresco dining. The huge stone BBQ area becomes the focal point of family and friends entertaining watching the boats sailing by.

The location of this house is truly spectacular and it is its surroundings that made us fall in love with this house. The experience starts with an impressive entrance onto a long driveway that winds its way through forest and pine trees until you see the house and views unfold. The pretty cottage style house with classic neo-breton triangular architecture greets you.
From the house, there is a steep-ish winding path through the woods down to the river front. Here, there is a clearing with a pontoon and a mooring for your boat where you can fish, swim, picnic and relax in complete tranquillity. Boats and dinghies can be launched at the nearby slip and there is a sailing school in La Roche Bernard. This school is really friendly and you can join for the week or just rent a boat for an hour. There are paddle-boards, kayaks, canoes, optimists, fun boats and open bics.
At this point you have only seen a small percentage of the 11 acres (4.5ha) of land that belongs to this house. Kids and adults alike will be lost for hours building tree houses and immersing themselves in nature. Within the grounds we have a football area, swings, basketball, badminton net, outside darts. It is a children’s paradise, all within the confines of the garden so completely secure.
The Neighbourhood
You can cycle to a large supermarket within 10 mins and the nearest towns are La Roche Bernard and Nivillac both a 10 mins cycle. Swimming pool and tennis courts are a 5 min cycle.
The nearest beaches are at Pénestin, 20 mins drive away. Days out are endless and include the fashionable `La Baule` seaside resort, fishing ports of La Croisic with its large oceanarium, Piriac with its cobbled streets and fine dining and Auray, a medieval town within the inland waterway of the `Morbihan`.
The river Vilaine is beautiful, from its source in the Mayenne département flowing out in the Atlantic Ocean at Pénestin in the Morbihan département. It is 218 km long. It is locked with a `barrage` at Arzal a couple of km down river from the house keeping the river height constant. The lock opens regularly for pleasure boats to pass seaward.
Up river from the house is totally different. Many an hour can be spent tacking up river by dinghy amongst the wooded hill sides, serene and still with just the local fisherman for company and the buzzards overhead.
This southern area of Brittany is known for its temperate climate, just below the line of tracking `lows` across the UK, missing most of their associated bad weather. You can expect long, sunny days where temperatures often reach 27 degrees for days on end, with a gentle valley wind to cool you and long summer evenings. It doesn’t get dark until 2300!
This is a place for outdoor enthusiasts !!
